Host Hotels (NASDAQ: HST) signs new credit agreement to refinance revolver and term loans

What happened

Host Hotels & Resorts, Inc. (NASDAQ: HST) filed a credit agreement dated Oct. 21, 2026 that refinances its revolving and term loans.

Host Hotels & Resorts, L.P. is a borrower. Bank of America, N.A. is administrative agent. The deal amends and restates a Sixth agreement dated Jan. 4, 2023, which was amended on June 28, 2024 and Sept. 15, 2025. The filing says the company wants to refinance the revolving loans and commitments, the Term A-1 loans and the Term A-2 loans. Its recitals also refer to an upsize.

The agreement sets out several borrowing lanes. Bid loans, which lenders offer through an auction, are capped at 50% of aggregate revolving commitments. Each bid loan must be $5 million or a whole multiple of $1 million above that.

The agreement names Canadian dollars, Australian dollars, euros, sterling and Mexican pesos as alternative currencies. The alternative currency sublimit is capped at $500 million. The alternative currency swing line is capped at the lesser of $100 million and the alternative currency commitments.

Why it matters

The agreement concerns how Host funds itself, not how its hotels earn. OptimistFi has argued that the company works if its luxury and upper-upscale portfolio turns travel demand into daily-priced room revenue while cost inflation and capital intensity do not absorb the upside. A refinanced credit line speaks only to the funding side of that bargain, so the filing leaves the investment case unchanged.

The filing says the restatement is not a novation and that unpaid obligations continue under the new terms. That points to continuity in existing debts rather than a fresh start. Much of the change may be housekeeping.

What's next

Host's next quarterly report is the next place to check borrowings under the restated facility. Higher drawn balances would add weight to the capital-intensity worry in the case. Steady balances would leave it where it is.
